Knoxville, TN · Full-site LED conversion
A 650,229-square-foot power center in Knoxville, Tennessee, served by KUB (Knoxville Utilities Board). This large-format center is anchored by Lowe's, Best Buy, Dick's Sporting Goods, Conn's, Club 4 Fitness, and Staples — a diverse tenant mix that generates traffic from early morning through late evening.
The Problem
The full-site lighting was CFL, exit signs, incandescent, LED, and metal halide. Facade and signage illumination was extensive across the property. Managing this diverse mix of lamp types was a significant operational burden.
The Approach
We completed the full-site conversion in February 2023, replacing every legacy fixture with properly-spec'd LED technology. Pole lights were upgraded for superior parking lot coverage, floods were converted for dramatic energy reduction, and cans and wallpacks were replaced to provide consistent illumination across the building facades and common areas.
The Results
Substantial financial impact: $119,507 in total annual savings. Maintenance savings of $33,330 annually eliminated the complexity of managing multiple lamp inventories. The project ranks among the highest total-dollar savings in the portfolio and demonstrates the outsized impact of converting large power centers with heavy flood light usage.
