A 174,136-square-foot mixed-use retail center in Franklin, Tennessee, home to premier tenants including Whole Foods, Nordstrom Rack, J.Crew Factory, Lovesac, and Perry's Steakhouse. Served by Nashville Electric Service, the property is in one of Nashville's most affluent suburbs and demands lighting that matches its upscale positioning.

The Problem

Despite being relatively new construction, the property's lighting included a mix of CFL, fluorescent, halogen, HPS, LED, and metal halide technologies. The mixed technology approach — common in phased construction — resulted in varying color temperatures and light levels that were inconsistent with the property's premium aesthetic.

The Approach

We executed the full-site conversion in November 2022, replacing all non-LED fixtures with high-quality LED equivalents carefully selected to complement the property's modern architecture. Wallpacks were a primary focus to ensure building facades and tenant storefronts were evenly illuminated with consistent color temperature throughout.

The Results

$26,719 in total annual savings. While the payback period was slightly longer than some portfolio properties — reflecting the newer construction and partially LED baseline — the maintenance savings of $8,278 annually and the aesthetic improvement were significant. For a mixed-use property competing for premium tenants in the Franklin market, consistent, high-quality lighting supports tenant retention and property value.
