The Problem

The exterior lighting was primarily CFL, fluorescent, incandescent, and metal halide. The heavy reliance on metal halide and fluorescent technology in South Florida's heat and humidity accelerated lamp degradation and increased failure rates.

The Approach

We completed the exterior retrofit in February 2023, converting every exterior fixture to LED. Pole lights and wallpacks received particular attention to keep parking-lot and building-perimeter illumination strong and uniform. Flood lights were upgraded to provide consistent accent and security lighting across the property.

The Results

$59,064 in total annual savings. Maintenance savings of $51,434 per year were especially significant — nearly matching the total savings figure — reflecting the high failure rate of legacy lamps in Florida's demanding climate. The new LED system dramatically reduced service calls and improved light quality for evening shoppers.
