Market Square
Fort Myers, FL · Full-site LED conversion
A 118,583-square-foot power center in Fort Myers, Florida, home to American Signature Furniture, Total Wine, Glory Days Grill, and DSW. Served by LCEC, this entertainment and specialty retail destination requires strong lighting across its full site to support evening dining and shopping traffic.
The Problem
The existing lighting was fluorescent, halogen, incandescent, and metal halide. Building-mounted lighting — a design emphasis for this property — was among the most maintenance-intensive components due to exposure to the elements.
The Approach
We completed the full-site conversion in December 2024, replacing every fixture with LED technology. Wallpacks were a primary focus, with each unit replaced by a properly-spec'd LED equivalent that delivers superior light output with a fraction of the energy consumption. Pole lights, recessed cans, and floods were similarly upgraded to provide comprehensive, uniform illumination.
The Results
$37,254 in total annual savings. Maintenance savings of $9,016 annually complemented the strong energy savings, and the improved lighting quality has enhanced the property's appeal for evening dining and entertainment — a critical factor for tenants that draw significant after-dark traffic.
