Heritage Pavilion
Smyrna, GA · Full-site LED conversion
A 262,961-square-foot power center in Smyrna, Georgia, anchored by Ulta, TJ Maxx, Michaels, HomeGoods, Shoe Carnival, and Dollar Tree. Served by Cobb EMC, this well-positioned center in the northwest Atlanta market draws consistent daily traffic from a strong trade area.
The Problem
The full-site lighting was CFL, fluorescent, and metal halide. After nearly three decades, the legacy technology was both energy-intensive and increasingly unreliable, with maintenance costs climbing as fixtures aged past their rated lifespans.
The Approach
We completed the full-site conversion in February 2022, replacing every fixture with high-efficiency LED technology. The conversion addressed every fixture type — from pole lights serving the parking areas to wallpacks, cans, and floods that illuminate the building perimeters and tenant facades.
The Results
$62,221 in total annual savings. Maintenance savings of $10,363 per year further improved the operating picture. The results reflected the significant efficiency gap between the legacy metal halide and CFL systems and the new LED technology. Heritage Pavilion now operates with dramatically lower utility costs and better light quality.
