A 395,116-square-foot retail power center in Columbiana, South Carolina, anchored by Target, Best Buy, Old Navy, Ross, PetSmart, and Five Below. Served by Dominion Energy, this well-established center had accumulated over three decades of legacy lighting infrastructure that was long overdue for modernization.

The Problem

The existing exterior lighting was extensive — CFL, fluorescent, incandescent, and metal halide across a large site. The maintenance burden was enormous: lamp replacements, ballast failures, and emergency service calls were a constant drain on the operating budget.

The Approach

We completed the full exterior conversion in February 2023, replacing every legacy fixture with high-efficiency LED technology. Pole lights and wallpacks were the largest components, transforming the parking fields and building perimeters. The scope also addressed recessed cans, floods, and specialty fixtures — a comprehensive conversion that left no legacy technology behind.

The Results

The strongest results in the entire portfolio: $117,295 in total annual savings. Maintenance savings alone totaled $94,593 annually — a figure that reflects the true cost of maintaining a large legacy exterior system. This project demonstrated that older properties represent the highest-impact retrofit opportunities.
