Service contracts cover inspection, monitoring, and covered repairs. Capital execution, one-time engineering, EV construction, and major equipment replacement are scoped and priced separately.

A service contract means someone is watching your building proactively — scheduled inspections, thermal scans, rebate capture, trend analysis. Calling when something breaks means you're always reactive, which costs 25-30% more and leaves money on the table.

Per square foot per year based on the tier: $0.15-$0.32/SF/yr. A 100,000 SF property at Tier 2 runs approximately $21,000/year. Minimums apply to smaller properties.

Covered repairs are handled at no additional cost. Non-covered repairs are priced separately and communicated upfront. Emergency response is included in higher tiers.

Yes. Some clients contract only for lighting, others for electrical + lighting, others for full building systems. We scope to what's valuable to you.

Standard term is 12 months with auto-renewal. 3-year contracts available with modest discounts. Month-to-month for special situations.

Yes, with 30 days notice. We don't use lock-in contracts because we'd rather earn your renewal every year than trap you in a multi-year commitment.
